Get Pre-approval

A pre-approval confirms a bank's readiness to lend based on your financial profile. It sets your house-hunting budget, ensuring you focus on affordable option and making smart choice.

Start Home Shopping

We'll set up an MLS search for you, sending daily updates on price changes, status, and new listings. Favorite, reject, or mark as possible to organize options.

Writing an Offer

Once you’ve found the home of your dreams, it’s time to put things in motion! The next step is to make sure that your offer is competitive!

Get Home Inspection

We'll assist in scheduling a thorough home inspection with a professional. We coordinate the appointment with the seller and attend the inspection with you for full support.

Get an Appraisal

Your lender may arrange for an independent appraiser to estimate your home's value. This ensures the price aligns with market standards. Check with your lender for appraisal details and costs.

Pre-Closing

The pre-closing stage is the period between waivers being sent, and closing day (Possession day). It’s time to make sure everything is in order before moving into your new home.

Closing Day

After signing, the seller's agent informs us when keys are available. We'll pick them up at the seller's office and meet you at your new home!

Exploring the Edmonton Real Estate Market The Edmonton real estate market offers a plethora of opportunities for both buyers and sellers. With its steady growth and diverse range of properties, this bustling Canadian city has become an attractive destination for individuals looking to invest in real estate. In this blog post, we will guide you through Edmonton's real estate trends, provide helpful tips for buyers and sellers, and highlight some unique aspects of this market. For buyers, one of the most notable trends in the Edmonton real estate market is the affordability of properties. Compared to other major cities in Canada, Edmonton offers relatively lower home prices, making it an ideal location for first-time buyers or those looking for a more budget-friendly investment. Additionally, the city's robust job market and strong economy contribute to its appeal, ensuring a steady demand for real estate. If you're a buyer interested in the Edmonton market, it's essential to consider a few tips before making your purchase. First, take advantage of the services of a reputable real estate agent who has in-depth knowledge of the local market. They can help you navigate the various neighborhoods, identify properties that align with your preferences, and negotiate the best deal on your behalf. Secondly, conduct thorough research on the market conditions and property values in specific areas of interest. By doing so, you can make informed decisions and ensure you're getting the most value for your investment. On the other hand, if you're a seller in Edmonton, it's important to be aware of the current market conditions. Currently, the city's real estate market is experiencing a balanced market, where the number of buyers and sellers is relatively equal, resulting in stable prices and reasonable negotiation power for both parties. However, it's still crucial to work with a skilled real estate agent who can accurately price your property, market it effectively, and attract the right buyers. In terms of unique market aspects, Edmonton offers a wide range of property options to suit various preferences and budgets. From modern city apartments to spacious suburban homes, there is something for everyone. The city's neighborhoods are known for their family-friendly environments, excellent schools, and abundant green spaces. Additionally, Edmonton boasts a vibrant arts and culture scene, with numerous festivals and events taking place throughout the year, further enhancing the city's appeal to both residents and potential buyers. In recent real estate news, Edmonton has seen a surge in demand for single-family homes with more space, particularly due to the pandemic. With the increased need for remote workspaces and outdoor areas, buyers are prioritizing properties that offer these amenities. As a seller, catering to these preferences can help attract potential buyers and increase the value of your property. In conclusion, the Edmonton real estate market offers a unique blend of affordability, diverse property options, and a booming economy. Whether you're a buyer or seller, understanding the market trends, working with a knowledgeable real estate agent, and keeping up with the latest news are essential for a successful transaction. With these insights, you can confidently explore the Edmonton real estate market and make informed decisions that align with your goals.
